Plain-language disclosures

Real estate and lending are heavily regulated for good reason. What follows is every meaningful disclosure a Tampa Heroes visitor, client, or reader should have access to — written in plain English, not buried in fine print.

Real estate licensing

Tampa Heroes is a brand of Coleman Group FL, a licensed Florida real estate team brokered by Mihara & Associates Inc. Leon Smith is a licensed Florida real estate agent (FL License #3371078), operating under the supervision of Mihara & Associates Inc. All real estate services advertised on Tampa Heroes are provided through Coleman Group FL and subject to the brokerage's supervision.

Verify Leon's license status and the brokerage's standing any time through the Florida DBPR license lookup.

Real estate lane vs. lending lane

Tampa Heroes is a real estate brand. Leon Smith is a licensed Florida real estate agent and is not a Mortgage Loan Originator. Leon does not quote specific rates, offer or negotiate loan terms, or perform mortgage loan origination activities.

Questions about rates, loan programs, funding fees, or lending eligibility are forwarded to qualified licensed lenders — you are free to work with any lender you choose. When a specific lending partnership is active and compensated, it will be disclosed on this page by name and NMLS number, consistent with FTC endorsement rules (16 CFR § 255) and RESPA Section 8 requirements.

Affiliated business disclosures

Leon may have ownership or referral relationships with affiliated settlement-service providers that serve real estate transactions. When a referral to an affiliated provider is considered during your transaction, the RESPA-required Affiliated Business Arrangement disclosure is provided in writing at that time, as federal law requires.

In typical Florida transactions the seller selects the title and closing agentand pays for the owner's title policy. If you are a buyer paying for your own title insurance, or have negotiated to cover the seller's title costs, RESPA Section 9 (12 U.S.C. § 2608) guarantees your right to choose the title company.

Endorsements & material connections

Consistent with FTC Endorsement Guidelines (16 CFR § 255), Tampa Heroes discloses all material connections to products, services, and partners featured on this site or on the Tampa Heroes Podcast. Where a financial relationship exists with a partner referenced in content, it is stated in the content itself — not only in this compliance page.
